When we began looking for my first home, we were expecting it to be a trying experience. We had no idea how trying it would be. While the crashing housing market would have you believe it would be easy to find a new home, it only seemed to make the market that much more difficult to navigate. The housing supply was full of nothing but foreclosures and short-sales, agents were using all sorts of shady practices, and many of the houses we would view were in a truly dilapidated state from having gone unoccupied for so long. 

We are very fortunate that we came across Don early on in my home search. From the very first, it was clear that his only concern was making sure that he understood our needs and making sure that the home we found met those needs. He went above-and-beyond every day of our extremely long home search. He helped us navigate this difficult environment, through our offers being undercut and running into all sorts of characters with ulterior motives and unpleasant business practices. He never let us give up hope, however; his encouragement and expertise led us to the perfect home, at the perfect price. 

 We will always be grateful to Don for the extraordinary efforts he made to help us reach our goal of homeownership: moving out of his home territory at our request, setting aside time nearly every weekend for months to take us to the properties we wanted to look at, and sticking with us to the very end. Rachel and I want to thank you for everything you've done as our Realtor with the purchase of our first home.

When we first met, we gave our "requirements" of what our house needed to be and what we were looking for.  The list included, but was not limited to:  single family, bank owned or short sale, list price of $250,000 (or less), great neighborhood, and move-in ready or needing minimal work - in San Diego.  In retrospect, we wouldn't have blamed you for laughing hysterically as you got as far away from us as quickly as possible.

We quickly realized how unrealistic our expectations were, but that didn't stop you from trying to find the "perfect" house anyway.  You were readily available, meeting us at many houses just hours after it came on the market, and at all hours of the day.  Literally.  Our very first day of searching started at 7:00 am!

There were many times when Rachel and I became discouraged by the obstacles we were running into:  investors with cash offers, houses being beyond repair, multiple offers, selling agents not cooperating, or the dreaded great house/awful location.  Many times, as we were on the verge of "throwing in the towel", you'd come through with a batch of promising properties before they'd even surface online and urged us to keep looking.

In the end, we found exactly what we were looking for:  a single family, near move-in ready short sale in our desired neighborhood and for less than the price we wanted to spend.  Our success has much to do with your perseverance and willingness to do the extra legwork so many others in your industry seem unwilling to do by calling selling agents before showing the houses.  This no doubt saved us even more time and heartache.
